Once your deed is recorded it is assumed that everyone now knows about it and no one can claim that they did not know of your interest in the property. In most states recording the deed is NOT required for the deed to be valid however it is in the best interest of the grantee to record it as soon as possible.
A Quitclaim deed (sometimes called a Quit Claim Deed or a Quick Claim Deed) is a legal document used to one person's rights to real estate to another person. The person transferring their rights is called the grantor and the person receiving the rights to the property is called the grantee.
This type of deed contains no warranties, it does not even guarantee that the grantor has any rights to the property to give. Recording the deed is the process of submitting your legal document to the local government agency responsible for record keeping, usually the county recorder or registrar of deed.
